Katie is by far not a good property manager and the assistant manager, Reid, isn't any better. Not sure if Herman & Kittle knows how the poor management is affecting resident perception and retention, but I think they should. People are constantly moving out and that will include myself within the next month. Seems they only clean up on the days they know they have appointments coming to view an apartment, otherwise, it's always looking trashy. They really need to clean the buildings on the outside, looks like green mold is growing on the siding.

We probably will end up moving out before our lease is up. Over the weekend a toilet flooded a bathroom for no reason and we can't use our kitchen sink because the faucet finally gave out. They also only have one dumpster for all the buildings, it's not emptied frequently, so many days there will be bags of trash spilling onto the road. I highly recommend you live anywhere but here. The reason Trails gets 2 stars is because Teri actually does her job and maintenance comes in a timely fashion when you put in a request.
However, I did a final run through ensuring everything was cleaned and cleared out. I wasn’t going to leave a review but that final bill was the final straw. I truly wish my experience was better considering the situation that brought me to them. But in the end, they only added to the painful and stressful situation I was in. After scouring all the websites and taking a few tours, Arborwood at Mann Road was the nicest apartment I found that was just minutes from my office.

Let's just start off with the pool it is he perfect place to host a party for you and all your friend (it's huge). And then not to mention no dog breed or weight restrictions. Your best friend will feel spoiled with the two dog parks located in the complex. Walking into my apartment for the first time felt too good to be true. The kitchen is very modern with awesome counter tops and amazing light fixtures. Not to mention I've never had a pantry in any apartment I've ever lived in and now I have one and I feel spoiled.
Between her and the trashiness is why I am happily leaving. I will be contacting Herman & Kittle's main office directly letting them know of my dissatisfaction and the reasons why I have decided to leave. Being the first residents of this apartment, we've been working through all the issues as they finish up construction (all the things the next residents won't have to worry about!). All-in-all, I am very happy with the apartment itself. It's not far from downtown Indy, there's a Marsh and two Krogers nearby, and it's family and pet-friendly. The only reason I would leave is if I find a place closer to downtown. Ive been a resident at arborwood for about 6 months.
I called and left a message about my filter being filthy and after a week of not hearing anything I had to call again. On new years day my apartment flooded with 2 inches of water in every room. My carpets are still wet and my whole apartment now reeks of mildew which is making me sick. I have a bad cough and feel like there is something in my chest. They didn't help me with any of the clean up. My bathtub freezes from the poorly insulated walls and my walk in closet is freezing cold even with the heat on 72.
They take forever to fix anything with a request. Constant issues with the staff manager, Katie. Save the time and headache, look elsewhere. We hear your concerns and have been working to improve our internet services, because we know how important they are to our residents. We do have a courtesy package policy where we immediately send notices to residents when packages arrive, and hold packages until they’re picked up. But we do ask that if residents are expecting packages that they come to the office to check for their arrival on the day they expect their packages to arrive.
You can expect to walk at least a mile from your parking spot to your apartment. I am a college student so wifi is essential to me. I have the highest wifi package that they offer & I am often having to go to Starbucks to get a reliable wifi connection. In the summer found two frogs in our apartment and are often finding VERY large spiders. When you try to call the office they NEVER pick up the phone.
FOUR BEDROOM APARTMENT
Unfortunately it was just the beginning. Of course we're the ones having to pay for comcast to come out and repeatedly hook our internet back up. These aren't even all the problems we have had. All of them took weeks, if not months for them to fix, and some of them still aren't fixed. We've threatened to move out multiple times and that seems the be the only thing that makes them come by, even then they only fix one or two things rather than all.
